United Pipe & Steel of Ipswich eyes expansion to Alabama

United Pipe & Steel Corp., an Ipswich-based wholesale pipe distributor, is expanding into Alabama with the opening of a distribution center in a former Meadowcraft Inc. facility.
The local company signed a 10-year lease to populate around harlf of the 185,000-square-foot warehouse at 1401 Meadowcraft Road off Pinson Valley Parkway, said Commercial Realty LLC’s Van Corr, who represented the landlord, an individual based in Michigan.
Corporate Realty Associates Inc.’s Michael Hughes, who represented United Pipe & Steel, said the lease was a way for the company to “get its foot in the door” in Alabama. Starting out, the company will have fewer than 10 employees in metro Birmingham.
The company didn’t seek government incentives, Hughes said.
The asking lease rate for the property was $2.35 per square foot, according to real estate research firm Xceligent Inc. Corr and Hughes declined to disclose the lease rate or give more details about the lease.
The building, the larger of two on the property, was previously home to Mercedes-Benz supplier Kamtek Inc., whose purchase of the former Del Monte facility was named one of our 2013 Deals of the Year. And before that, the building was home to the Birmingham operations of concrete products supplier Dayton Superior Corp.
The property – altogether 266,500 square feet – is still up for sale, in bulk or parceled, and currently has a couple of prospective buyers, Corr said.
Founded in 1980, United Pipe & Steel ranks among the largest plumbing wholesalers in New England. The company’s headquarters are at 83 Turnpike Road in Ipswich.
